Church Information,
Infrastructure and Amenities
This property offers great opportunity as it’s zoned rural with residential title, making it ideal for live-in occupants. On a generously sized 3401 sqm block (3/4 acre) there is also the possibility to build separately and keep the Church’s charm as a studio or Air BnB.
Muttama is a small village in the heart of the Gundagai/Cootamundra Shire and is a 20-25 minute drive from Cootamundra or Gundagai and 1.5 hours to Canberra, 4.5 hours to Sydney Opera House and 6 hours to Melbourne town hall.
A beautiful example of its era, this cosy Church retains much of its historical character with a soaring historical character with a soaring cathedral ceiling and six arched windows, with their original coloured glass panels. The Church receives exquisite light throughout the day, with all the subtle variations in colour of a rainbow.
The church is surrounded by a shade cloth arch zone, providing a year round outdoor living area and ideal wicking bed microclimate. It includes eco features such as a composting toilet, garden bio filter system and a unique glasshouse bathing facility.
We decided from the out set to preserve rather than restore the Church. Had we stayed longer we planned to build a seperate council approved principle residence to avoid altering the structure of the Church.
As the new owner you would have the option to follow our path or develop (STCA) the Church as a principle residence.
We have spent the last 4 years using spray free soil regeneration techniques to enrich the nutrient dense clay soil as we worked towards a self-sustaining permaculture forage garden.
The sale will include resources such as the seedling nursery, pots, wheelbarrow and a selection of tools required for the new owners to be set up for continuing the maintenance and development of the gardens.
Along with the Church there is also a three year old (A10 classified) council approved creative workshop complex which covers 120+ sqm over several adjoining structures. The two main light industrial workshops have suspended flooring, insulated walls and ceiling and strategic skylights that light up this creative zone. The adjoining courtyard is paved and the ceiling has skylights to provide abundant natural light. Three smaller storerooms offer excellent weather sealed storage.
Power is mains supply, but all water is captured on site and currently our tanks are overflowing ( a 27,000 litre stainless steel tank, a 22,000 litre poly tank, a 4000 litre garden tank and an 800 litre st/st header tank next to the church), subsequently the rates are a modest $530p/a. Within 2 km there is an Optus tower (hence excellent reception) and a small ‘locals only’ waste transit station.
